Ranging anywhere from 10 to hundreds of pages, these OMs typically include a property overview, rent roll or lease summary, financial pro forma, market comparables, location demographics and terms of the offering. In contrast to residential OMs, these memos tend to put cap rates, NOI, occupancy, and lease structure front and center.
